Property Deeds

These are the most commonly used documents which allow the transfer of property ownership between living owners to take place

Affidavit of Heirship

This document is sworn statement filed in the county property records which identifies the names of the heirs of a deceased property owner.

Seller Financing

The three documents needed to Seller or Owner Finance the sale of a house are a Promissory Note, a Deed of Trust, and a General Warranty Deed with Vendor’s Lien.

Release of Lien

If there is a Lien on your property, a Lien Release may be needed to remove the Lien before your property can be transferred or sold “free of liens”.

PROPERTY DEED PREPARATION

We prepare all types of Texas Property Deeds. Our deed preparation service is simple and easy. Your ready-to-be-signed document will be prepared by a Texas Real Estate attorney and emailed the same day directly to your inbox as a PDF attachment. Most deed are $195.

Affidavit of Heirship Preparation

We prepare Texas Affidavits of Heirship. This document is formally named “Affidavit of Facts Concerning Identity of Heirs.” It is a sworn statement filed in the county property records which identifies the names of the living heirs of a deceased property owner.

We prepare Affidavits of Heirship for $300. After we receive your request for an Affidavit of Heirship, we will email you an information form to fill out and return to us by fax or email.

Thereafter, your ready-to-be-signed Affidavit of Heirship will be prepared by a Texas Real Estate attorney and emailed the same day directly to your inbox as a PDF attachment.

Print and review the attached PDF document. If needed, we will make any changes or corrections for no additional charge.

We provide detailed signing and recording instructions with your document.

Seller Financing documents

A seller may opt to sell their property and accept payments from the buyer. In this case, Seller is financing the transaction. The Steinbach Law Firm prepares the three documents needed for Seller (Owner) Financing for $600.

The three documents required for Seller Financing are:

  • A Warranty Deed with Vendor’s Lien to transfer the property.
  • A Promissory Note to formalize the promise to pay for the property.
  • A Deed of Trust to secure the property with a lien on the property.

Your ready-to-be-signed documents will be prepared by an attorney and emailed to you as PDF files in a couple of hours. If needed, we will make any changes or corrections for no additional charge.

Detailed recording and filing instructions will be included with your documents.

PReparation of a Release of Lien

A Release of Lien or Lien Release may be full or partial
